What Makes Downtown Different

The Riverwalk. People call it the crown jewel of Naperville and they’re not exaggerating. This brick path traces the DuPage River for nearly two miles, past fountains and bridges and quiet spots to sit. It isn’t a place you visit once — it’s where you walk after dinner, run in the morning, and gravitate whenever the town has something to celebrate.

You can walk to everything. From the downtown core you’re steps from dozens of restaurants, coffee shops, the boutiques along Jefferson and Water Street, the library, and whatever event has taken over the weekend. That “leave the car in the garage” life is genuinely rare in the suburbs, and the people who want it, really want it.

The calendar. Holiday lights, concerts by the river, festivals, and community events — downtown is the stage for the community life that keeps Naperville near the top of every “best places to live” list.

The Homes Are More Varied Than People Expect

Downtown isn’t one kind of house. It’s several:

•          Historic single-family homes on the tree-lined streets of the Historic District — many beautifully restored, all within walking distance of town.

Yes, It Costs More — Here’s Why

We won’t pretend otherwise. While the trailing 12-month median for a detached home across all of Naperville has been sitting around $699,000, the downtown core has recently run closer to $960,000 — and homes within walking distance of the Riverwalk tend to sell faster, and for more, than comparable homes elsewhere in town (recent MRED/MLS data; worth confirming against current numbers).

The reason isn’t complicated. There’s only so much truly walkable downtown to go around — you can build another subdivision on the edge of town, but nobody’s building a second Riverwalk. Add in the empty nesters trading down, the professionals who want the train, and the luxury buyers relocating in, all competing for that small pool of homes, and you get durable demand. The upside for owners: those amenities don’t fade when the market cools, so downtown tends to hold value especially well.

For buyers, that means moving decisively when the right one shows up. For sellers, a downtown address is one of the strongest cards you can hold.

Honestly? It depends on your season of life.
