Moving to Naperville: What We’d Tell a Friend Before They Pack a Box
When someone reaches out to us about relocating, there’s almost always a bigger story behind it. A job’s changing, a family’s growing, a move to the Chicago area is taking shape — and one name keeps coming up: Naperville. Most of the families we help find their way to us by referral — a colleague or a corporate relocation contact, a friend or neighbor who already lives here — and some simply find us online after enough late-night searching. However they reach out, they usually arrive with the same question: is Naperville really the one?
It’s not a coincidence that it keeps rising to the top. The town has spent years at the top of the national “best places to live” lists. But rankings only get you so far when you’re trying to move your whole life from three states away.
So here’s the guide we’d give a friend over coffee — from two people who chose this town, and are now raising our own families here. No fluff, just what actually matters when you’re moving to Naperville.
First, Where Is It — and Why Do People Come?
Naperville sits about 28 miles west of downtown Chicago, in DuPage and Will counties, with a population around 150,000. People move here for a pretty consistent short list: the schools, the low crime, a downtown you’ll actually use, real access to Chicago and the I-88 job corridor, and homes that tend to hold their value. What surprises newcomers is how much it feels like a real hometown, not just a commuter suburb. People move here and then, mostly, they stay. That stability is a big part of why values stay steady.
The Schools: Usually the Whole Reason
For most families, this is the headline. Naperville is served by two nationally regarded public districts — District 203covering central and north Naperville, and Indian Prairie District 204 covering the south and east. Both earn top marks and rank among the strongest districts in Illinois, and both feed into high schools with serious reputations.
One thing we cannot stress enough to out-of-town buyers: a home’s school assignment comes from its exact address, not the neighborhood name or the house next door. In Naperville, a single street can be split between districts. We confirm the district — and the specific schools — on every home our clients seriously consider, because a surprise after closing is the last thing you want.
The Commute, Honestly
Two Metra stations on the BNSF line connect Naperville to Union Station, which makes the city realistic for anyone working downtown a few days a week. Drivers get direct access to I-88, connecting to the western suburbs’ corporate campuses and out to I-355 and I-294. O’Hare and Midway are each usually 45 minutes to an hour away. We break the whole thing down — train times, driving, parking — in our Naperville-to-Chicago commuter guide.
What Homes Cost (More Range Than You’d Think)
This is where out-of-state buyers are often pleasantly surprised — Naperville isn’t one price point, it’s many (recent MRED/MLS figures; confirm current numbers before you lean on them):
• Detached single-family homes — median around $699,000, from starter homes to estates.
• Townhomes and condos — median around $333,000, a genuine entry point.
• Downtown and Riverwalk homes — a premium tier, recently near $960,000 in the core.
• The luxury market — the coveted enclaves, where our $1.5M+ market read lives.

Picking the Right Part of Town
Because Naperville is big, where in Naperville matters as much as Naperville itself. The quick orientation we give people:
• Want walkability and historic charm? Look central, near downtown and the Riverwalk.
• Want more space, newer construction, and neighborhood amenities? Look south and east.
• Want luxury and privacy? Start with our guide to Naperville’s most coveted neighborhoods.
And if weekends outside are your thing, our parks and trails guide will tell you which neighborhoods put the good stuff at your doorstep.
How to Buy From a Distance Without Losing Your Mind
We do this all the time, and a little structure goes a long way:
1. Get pre-approved first. Know your number before you fall for anything.
2. Narrow districts and neighborhoods with a local before you fly in. Video tours save real trips.
3. Plan one focused visit. A well-run two or three days beats a scattered week.
4. Be ready to move. Well-priced Naperville homes go quickly. Having your financing and your agent lined up is what wins the house.
